(K2CE) provided comprehensive civil engineering and site design services for the redevelopment of an existing fitness center into a membership-based luxury car wash facility. The project encompassed the preparation of Preliminary and Final Major Site Plans, addressing both internal and external modifications to the existing structure, along with a building expansion to accommodate a state-of-the-art car wash tunnel and indoor vacuum bays.

The site was strategically redesigned to incorporate a multi-lane drive-thru configuration that promotes seamless vehicle flow through the car wash tunnel and both indoor and outdoor vacuum areas. Circulation patterns were optimized to ensure customer convenience, safety, and full compliance with emergency access standards.

In alignment with the owner’s operational objectives, K2CE designed controlled access to the vacuum stations—available exclusively to customers who purchased a vehicle wash. Where feasible, existing pavement areas were milled and resurfaced to reduce costs associated with full-depth reconstruction, while grading adjustments were minimized through the use of existing topography to further enhance cost efficiency.

Recognizing the water-intensive nature of car wash operations, K2CE engineered an on-site wastewater reclamation system to capture and recycle runoff generated within the wash tunnel, substantially reducing reliance on municipal water supply.

To complement the modern design and enhance the overall site aesthetic, new lighting and landscape improvements were integrated throughout the site. K2CE successfully secured all required local and regulatory approvals, ensuring full compliance and a smooth path to construction.

K2CE prepared Amended Major Site Plans to accommodate the proposed uses, reconfiguring elements of the existing site design to improve traffic circulation, pedestrian connectivity, and large-vehicle access. A dedicated loading dock and delivery area were engineered to provide efficient rear access to the Grocery Outlet, accommodating full-size interstate tractor-trailers for routine deliveries.

Site improvements included parking lot restriping, targeted grading adjustments to ensure ADA-compliant access, and the design of supplemental stormwater management facilities to effectively capture and convey runoff to the existing drainage infrastructure. Where necessary, stormwater systems were enhanced to improve overall performance and compliance.

To promote visual appeal and minimize off-site impacts, the design incorporated enhanced lighting, landscape buffering, and screening along property lines adjoining residential areas. These elements were integral to maintaining community compatibility and elevating the site’s aesthetic quality.

Throughout the design process, Grocery Outlet corporate and franchise standards were carefully followed to ensure full alignment with brand specifications for functionality, signage, and façade design. By leveraging existing site approvals and collaborating closely with municipal reviewers, K2CE successfully streamlined the permitting process, reduced project timelines, and delivered a fully integrated, operationally efficient, and visually cohesive addition to the shopping center.

A dedicated rear loading area was engineered to avoid operational conflicts and preserve smooth drive-thru operations throughout peak hours.

Key site improvements included parking lot restriping, pavement reconstruction, and the addition of new landscaped parking islands to enhance flow and maximize functionality. Targeted grading adjustments were implemented to provide ADA-compliant access to both buildings while leveraging existing site elevations to minimize earthwork and control construction costs.

Additional stormwater management enhancements were incorporated to route runoff efficiently to the existing drainage system, with localized modifications introduced to improve system performance and regulatory compliance. New site lighting and landscaping were added throughout both developed and existing areas to elevate curb appeal, improve safety, and enrich the customer experience.

Throughout the design process, Starbucks corporate and franchise standards were closely adhered to, ensuring alignment with brand-specific operational, aesthetic, and architectural requirements.

Located within the Pinelands National Reserve in Stafford Township, New Jersey, Stafford Business Park is a 370-acre redevelopment site governed by local and state regulations including a Redevelopment Plan approved by the Township and a memorandum of agreement (MOA) with the New Jersey Pinelands Commission. The multi-phase project includes a mix of commercial retail space, market-rate and affordable apartments, single-family homes, and public-use areas.

K2CE provided comprehensive civil engineering and surveying services for Phases 2 and 3 of the single-family residential portion of the development, encompassing a total of 275 lots—154 in Phase 2 and 121 in Phase 3. Our scope included the preparation of Preliminary and Final Subdivision Plans and Final Plats.

A key engineering challenge was meeting the stringent stormwater management requirements outlined in the MOA, which mandated LEED certification for all development and stormwater runoff treated to a minimum of 96% Total Suspended Solids (TSS) removal. To meet this standard, K2CE designed a two-stage stormwater treatment system.

Through innovative design and close coordination with regulatory agencies, K2CE secured all necessary permits and approvals, ensuring compliance with both local and state regulations and facilitating a seamless transition into the construction phase.

To meet its Affordable Housing obligations under New Jersey regulations, Lacey Township adopted a multi-phase redevelopment plan. While Phases 1 and 2 were designed by a separate firm, K2CE was brought in to lead the civil engineering and surveying efforts for Phase 3.

This final phase includes the development of 70 affordable housing units across seven buildings, along with a central clubhouse. K2CE’s scope included the preparation of Preliminary and Final Site Plans, navigating both design and regulatory complexities.

The site’s location within the NJDEP Coastal Area Facility Review Act (CAFRA) zone and newly released green infrastructure stormwater requirements presented significant permitting challenges, compounded by tree preservation requirements and interconnectivity to prior project phases not originally designed to support future development.

Despite regulatory constraints and site limitations, K2CE developed creative, practical solutions to overcome access challenges and environmental restrictions. By leveraging deep technical expertise and maintaining proactive communication with regulatory agencies, the team advanced the project through complex permitting requirements. The result was a fully compliant, build-ready design that supports the Township’s affordable housing goals and integrates seamlessly with the existing development.

Situated on the former site of the Pennsauken Mart in Pennsauken, New Jersey, this redevelopment project was divided into two residential phases: luxury apartment buildings with a central clubhouse and recreation area in Phase 1, and market-rate townhomes in Phase 2.

K2CE provided comprehensive civil engineering and surveying services for Phase 2, which includes 189 townhome units. Our services covered the preparation of Preliminary and Final Subdivision Plans as well as Final Plats.

The site posed unique design challenges, particularly in maximizing residential density within regulatory limits while working around the existing infrastructure of the Phase 1 apartment project. K2CE developed innovative solutions to optimize land use and meet project goals.
